Conditions of Sale

  • Non-refundable reservation fee ranges from 5,000.00 to 30,000.00
  • Amount paid formalizes the reservation of a housing unit in the project and forms part of the equity

Downpayment (Equity)

  • The buyer may choose the following options:

Forteiture and Cancellation

  • Failure to submit documentary requirements and non-payment of 1st equity
  • The RETURN or non-payment of checks issued including “stop payment order”
  • Any delay in the encashment of checks on due dates stated for any reason not attributed to PRO-FRIENDs.
  • Failure or refusal of the buyer to complete the down payment or to pay any installment on the down payment & monthly amortization
  • Voluntary back out of buyer

 

Transfer of Location / Ownership

  • Transfer fee of P3,000.00 is required
  • Retain prevailing selling price and terms at point of transfer (allowed only for upgrading or same selling price)
  • Covers transfer of rights and change of unit or financing scheme
  • Original schedule of payment will be followed
  • Account is current and updated (no transfer on delinquent accounts)

 

House Construction

  • House Completion is within 3 months after the last equity

 

Move-in for In-house

  • A buyer will not be allowed to move in unless:
    • Downpayment is fully paid
    • Posted checks for monthly amortization have been issued
    • All documentation requirement are complied with
  • Buyer should secure the Authority/Clearance to Inspect after 60 days upon the receipts of Notice of Completion (NOC), otherwise, unit will deemed accepted
  • Buyer must secure Authority to Move In from Head Office upon the receipts of Certificate of House acceptance from the site
  • Unit is considered 100% complete once accepted by the buyer
  • Early Move-in
    • Unit is ready to be occupied
    • Monthly amortization will start 30 days from the date of Clearance for Inspection (CFI)

 

Move-in for Pag-IBIG

  • Buyer will not be allowed to move in if there is no take out order from Pag-IBIG

Real Property Taxes, TCT transfer & Registration

1.  Visit the model house of the housing project personally or thru your
     representative.


2.  Choose the location of block and lot number and house color thru
    Developer's Sales Map. 


3.  Decide what will be your mode and terms of payment.


       Mode of Payments:
     a. Inhouse Financing
     b.  Bank Financing
     c.  Cash Deferred Payment - 24 equal monthly installment ZERO interest
     d.  Spot Cash Payment - avail of discount if fully paid within 6 months.

     e.  Pag-IBIG Financing


      Terms of Payment:
     a. Downpayment payable in how many months?
     b.  Balance payable in how many years?

4.  Fill up Buyer's Information Sheet (BIS) and Reservation Agreement Form.

5.  Pay the reservation fee.

6.  Sign the following  forms:
      a. Contract to Sell
      b. Special Power of Attorney (if Buyer is not available)
      c. Insurance Form (Mortgage Redemption Insurance (MRI) and Fire
         Insurance
      d. Inhouse or Pagibig or Bank Loan Application Forms

7.  Get from Developer's Office/Agent list of requirements to be submitted
     together with signed forms.  Must be submitted within 60 days from
      reservation date.

8.  Pay first your monthly downpayment 30 - 45 days from reservation
     date.  After full downpayment, start paying your monthly amortization.   
   
9.  Upon full downpayment, you may now inspect your house in preparation
     for transfer or move-in.

10.  Sign house acceptance after inspection.

11.  You may now apply for Meralco (3 weeks) and water connection (3
     days) thru Developer's Office (selected projects only). While waiting for
     electric connection, Developer will allow youto get electric connection
      thru sub-meter connection within the village.

12. Upon house acceptance, you'll be allowed to construct interior and
      exterior improvements and expansion.Just get approvalfrom Developer's
      Office. Approval from the Developer is free,fast and easy. You'll only 
      payfor the Building Permit to Local Municipal's Office.
